About the role:
The Director, Development Services is a strategic role, responsible for leading end-to-end real estate development projects while driving business development initiatives that expand the organization’s market presence and project pipeline. Based in Vancouver, this individual combines deep development expertise with strong client advisory capabilities, acting as both a project leader and strategic partner to private, institutional, and nonprofit clients.
The Director will oversee a portfolio of complex development projects from site identification through entitlements, design, construction, and disposition. As a trusted advisor and owner’s representative, the Director champions client interests, ensures executional excellence, and navigates financial, regulatory, and operational considerations to achieve project success. In addition to project delivery leadership, this role plays a critical role in business growth including identifying new opportunities, cultivating relationships, and elevating the firm’s profile within the market.
Leverage established local industry relationships to identify new development opportunities, partnerships, and service line expansion opportunities across private, institutional, and nonprofit sectors.
Build and maintain strong relationships with clients, landowners, municipalities, investors, and industry partners to support new revenue opportunities and long-term pipeline growth.
Represent the firm at industry events, municipal meetings, conferences, and networking functions to enhance brand presence and market visibility.
Conduct market intelligence, feasibility assessments, and competitive analyses to inform strategy and guide clients with data driven recommendations.
Act as a senior advisor, providing expert guidance on development viability, regulatory pathways, financial considerations, and project strategy.
Lead proposal development, pitch presentations, and negotiations with potential clients and partners.
Lead the full development lifecycle from site acquisition through design, entitlements, permitting, construction oversight, delivery, and disposition
Oversee financial modeling, pro formas, capital planning, underwriting, and investment analysis to ensure project feasibility, profitability, and alignment with investor or client objectives.
Act as an owner’s representative, coordinating with architects, engineers, consultants, legal teams, contractors, and municipal authorities to ensure seamless project delivery.
Manage project budgets, schedules, quality standards, and risk mitigation strategies across a portfolio of complex developments.
Navigate zoning, planning, and entitlement processes, ensuring compliance with regulatory requirements and successful municipal approvals
Oversee construction progress, monitor performance, and adjust project strategies as needed to maintain cost, schedule, and quality targets
Negotiate agreements with landowners, joint venture partners, and regulatory authorities.
What you bring:
Bachelor’s degree required; preferred fields include Real Estate, Urban Planning, Business, Finance, Architecture, Engineering, or related disciplines.
10+ years of experience in real estate development with a strong record of leading and delivering large scale, complex projects.
Established local industry relationships with demonstrated ability to leverage these networks to drive new development opportunities and strategic partnerships.
Demonstrated experience in client advisory, business development, and identifying new revenue opportunities.
Strong knowledge of end-to-end development processes, including entitlements, financial modeling, construction, and project financing.
Exceptional communication, relationship building, negotiation, and presentation skills.
Ability to manage multiple complex projects simultaneously while maintaining strong organizational discipline.
Strong financial acumen, including pro forma analysis, investment underwriting, and capital planning.

Approximate Salary Range for Role: $168,500 to $185,000
Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
