Overview of the role

The CRE Property Analyst plays a critical role in supporting the strategic and operational management of Flutter’s global real estate portfolio. The role provides analytical, financial and operational insights that inform strategic decision making, optimise space utilisation, and drive efficiencies across the estate. The role works closely with the wider CRE team, Finance, Workplace, and external partners to help deliver a detailed, cost-effective and future fit corporate real estate portfolio.

What You’ll Do

Portfolio Analytics & Reporting

  • Maintain and analyse data across the portfolio including occupancy, utilisation, lease costs, commitments and key property metrics.

  • Prepare monthly and quarterly portfolio dashboards, KPIs and performance reports for senior stakeholders.

  • Support scenario modelling and forecasting to inform portfolio strategy and business planning.

  • Develop and maintain databases, trackers and reporting tools to ensure accuracy and visibility of property data.

Financial Analysis & Modelling

  • Support in the building of financial models to assess lease options, renewals, exit scenarios, sublease opportunities and capital investment decisions.

  • Support the creation of business cases (including NPV, ROI, payback modelling) for CAPEX and OPEX investments.

  • Liaise with Finance to reconcile property costs, monitor budgets and track cost‑saving initiatives.

Lease, Transaction & Project Support

  • Assist in lease reviews, transactions, due diligence and documentation tracking.

  • Coordinate with external / third party advisors on market analysis, valuations, comparable evidence and transaction progress.

  • Support end‑to‑end execution of property projects including acquisitions, disposals, subleases and consolidations.

Governance, Compliance & Data Integrity

  • Maintain accurate, compliant and audit‑ready CRE records, including critical lease dates and contract documentation.

  • Ensure data governance processes are followed and continuously improved.

  • Support risk assessments, scenario planning and mitigation tracking for CRE projects.

Skills, Knowledge and Experience

Essential

  • Strong analytical skills with experience using Excel, data tools or BI platforms (Power BI ideal).

  • Ability to interpret financial models, budgets, and real estate cost structures.

  • Excellent attention to detail, with strong organisational and problem‑solving skills.

  • Strong written and verbal communication skills, with the ability to present complex information clearly.

  • Ability to manage multiple priorities in a fast‑moving environment.

  • Collaborative mindset—comfortable working cross‑functionally and with external partners.

Desirable

  • Experience in corporate real estate, property management, finance, consulting or a related field.

  • Understanding of lease terminology, property transactions, and workplace planning.

  • Knowledge of IWMS/CAFM systems, utilisation tools, or portfolio management software.

  • Exposure to financial modelling (NPV, IRR, sensitivity analysis).

  • Degree in Real Estate, Finance, Economics, Business or related discipline.
