Job Description:

WHAT IS IN IT FOR YOU:

We are looking for an experienced commercial real estate leasing clerk to join our dynamic corporate real estate team. The role is “agile” and may be based in our offices in Toronto or Waterloo, Ontario. The successful candidate will be highly motivated and able to work independently. They will be required to provide proactive and timely support to our Corporate Real Estate teams located in Canada and the United States. Sun Life is both a landlord and a tenant in many commercial real estate locations in Canada and the United States, including its corporate offices, owned properties and properties owned by third parties. This role primarily supports the leasing of office space for use by Sun Life groups throughout North America. The focus is tenant representation of Sun Life.

WHAT YOU WILL DO: 

  • This role includes supporting all corporate leasing transactions through the initial drafting and/or review of:

    • offers to lease

    • lease contracts

    • subleases

    • lease surrenders

    • lease amendments and extensions

  • Management of the company’s lease documentation portfolio

  • This role works closely with the Leasing/Transactions team within Corporate Real Estate (CRE)

  • Processing of all new and existing lease documentation through Ariba, excel, Docusign and other third party lease administration systems

  • Assessing business as well as legal issues and risks, and (where appropriate) managing outside counsel

  • Administrative responsibilities include tracking cost savings and cost avoidance of individual leasing deals, tracking and updating quarterly changes to the portfolio for insurance purposes, processing deal approval documents and waivers for each transaction, processing contract executions (Docusign) and SharePoint file management. 

  • When required, the corporate real estate leasing clerk will have the full support of our experienced internal real estate legal team. 

WHAT YOU WILL NEED TO SUCCEED:

  • 5 plus years of experience in the management and negotiation of complex commercial leases in Canada and/or the United States

  • Experience in leveraging data and technology to provide effective and timely leasing solutions to our business partners and to promote our business leasing strategy

  • Strong working knowledge of Microsoft Office including Word, Excel, PowerPoint and Docusign

  • Vigilant in identifying improvements in our leasing documents, technology, and business processes

  • Attention to detail is critical. Strong communication skills that can influence others with confidence as well as excellent verbal communication and written skills are a must

  • Familiar with applicable industry trends, regulations, and market norms

  • Have full ownership of leasing tasks through to completion

  • Ability to multitask and adjust to changing priorities

  • Organized and methodical

  • Proficient at simplifying complex lease concepts through clear writing and speaking

  • Comfortable taking a risk-based approach to the prioritization of work

  • Ability to connect and build relationships with our internal real estate team (CRE), third party service providers and the leasing business community

PREFERRED SKILLS:

  • Proficiency with Ariba and DocuSign is a plus
