Job Description:
What You’ll Do
The Construction Site Superintendent oversees the operations of a construction site, from planning to completion. Responsible for the performance of all subcontractors, ensuring that projects are completed on time and within budget.
Promote, execute, and adhere to the company’s safety program, and encourage all employees and subcontractors to adopt safety as a culture.
Project Oversight:
Assume complete responsibility for project construction ensuring safe, high quality, timely and cost-effective execution of project work with minimal guidance from senior level leadership
Function as the sole Design Group job-site superintendent
Impart knowledge of principles of construction, including forming and placing of concrete, process piping, crane operations and erection of structural steel, installation of cladding on buildings, completion of roofing, plumbing, electrical and HVAC, interior finishes, and installation of manufacturing equipment
Impart knowledge of the materials, tools and equipment used in the industrial construction industry, industrial building and safety codes, rules, and regulations
Read and interpret construction plans; make real time updates to redline drawings and ensure subcontractors do the same
Navigate and learn new construction management software in an efficient manner
Manage inspection process from progress inspection to Certificate of Occupancy
Preconstruction
Actively participates in development of the construction schedule including phasing, critical path and long lead procurement
Create site logistics plans identifying trailer location, material storage, access points, gates, safety requirements, signage, and temporary utilities
Reviews and provide feedback to ensure budget is set up correctly for Site General Requirements.
Provide technical expertise and constructability review throughout the pre-construction process including reviewing the construction plans, specifications, as well as advising the project manager of issues and/or deficiencies and generating internal RFI log of issues.
Buyout/Scope of work
Supports the preconstruction team with writing and reviewing the scopes of work per divisional breakout out of work.
Understand subcontractor and supplier contract scopes
Participate in trade partner interviews and ensure trade partners ability to meet the project schedule.
Safety
Reviews and Identifies all High-Risk activities with the work and ensures proper planning/approvals are taken prior to performing.
Reviews subcontractor safety plans and ensures High Risk Safety activities mitigations measures are in place prior to the performance of the work.
Sets example for site safety and manages subs ensuring compliance with Design Group’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, USACE EM385.1.1) and Site safety requirements
Ensures the project site if fully compliant from a safety standpoint; site signage, site safety orientations, cleanliness, working in a safe manner.
Ensures all project safety documentation and permits are available and being utilized as required.
Performs the Safety Manager responsibilities on smaller jobs without a Full time Safety Manager.
Creates agenda with PE for weekly site wide safety meeting and presents the meeting with documentation of participation.
Lead on-site safety meetings/Toolbox talks
Schedule
Leads development of the project schedule in close association with the project team.
Leads the managing and coordination of subcontractor work to ensure they are meeting the project schedule dates, milestones and completion dates, sequencing, and durations.
In conjunction with Project Controls leads the weekly updating of all construction schedule activities
Leads updating schedule activities, using a 3 week look-ahead, in the project schedule with Project controls
Manages weekly work against the agreed/vetted weekly work plan
Leads the Pull Plan Sessions and implementation of the Last Planner
Permit/Inspections/Daily Logs
Managers all JHA inspections, calls them in and walks with the inspector.
Maintain daily paperwork including Procore daily reports, schedule updates, and system correspondence, and jobsite photos, and project safety inspections.
Subcontractor and Site Management
Provide leadership by establishing and maintaining an effective and harmonious working relationship with the client and Design Group team members and subcontractors
Participate in regular update meetings with off-site PM and upper management
Leads subcontractor foreman meeting
Leads Daily huddle and confirms daily activities against the current day on WWP
Directs all work with subcontractors
Ensures subs are compliant and adheres to the project schedule production and duration of work
Conduct subcontractor start-up meeting prior to the beginning of the scope and lead subcontractor coordination meetings
Has full understanding of subcontractor’s scope responsibilities to insure contract compliance
Track material/equipment deliveries and subcontractor start dates
Quality
Full understanding of the scope of work per subcontractor as outlined in the subcontract
Full understanding of the complete drawings and specifications
Full grasp on all RFI changes, their status, approval, and priority and ensures answered RFI’s are implemented in the project
Full understanding of all bulletins design changes, their status and approval and ensures all bulletins are implemented in the project.
Responsibility to ensure all work is completed per plans and specs
Responsibility to ensure all work is installed per approved submittals and review of shop drawings for compliance with design documents
Manages the pre-install meetings with support from the PM/PE
Establish the punch-list process and close-out procedures with the off-site Project Manager before the work commences. Ensure punch list correction are completed and obtain owner signoff.
Ensure that the most up-to-date contract documents are being utilized by the trade partners
RFIs
Supports Project engineering team on resolving RFI issues if complex or related to constructability
Facility Commissioning
Project Superintendent leads/Supports, installation, start-up, testing, and commissioning, and turnover of Facility mechanical and electrical equipment.
Financial
Supports Review monthly owner pay application to confirm sub work in place matches sub billing amounts.
Mentoring
Responsible with PM for mentoring construction PE’s and interns
Establish Clear Communication Channels:
Display a professional demeanor and foster positive relationships with local communities
Build solid working relationships with client leadership, local plant personnel, project inspectors, city, and county officials, and sub-contractors
Collaborate with Project Safety Manager, Project Manager, Quality Control, and Architecture & Engineering design team
Motivate others, use professional negotiation skills, and conflict resolution skills to enforce contracts and drive successful outcomes
Conduct all business in an ethical manner to serve the customer and increase the good will and success of Design Group
Travel:
Travel to regional construction sites (this may require temporary lodging/living arrangements for extended time periods)
Work shifts may include nights, weekends, and holidays
What You’ll Bring
A minimum of ten years of experience as a construction site superintendent on industrial projects
Recent construction site superintendent experience working on construction projects involving industrial facilities & structures (Cold Storage Distribution Centers, Food & Beverage Processing, Packaging, & Distributions Centers, Life Science and Advanced Technology Manufacturing Facilities, Industrial Tilt Wall Distribution Centers, ASRS Robotics Distribution Centers, Data Centers, Clean Room/Dry Room Construction, MEP Driven Projects)
A record of successful completion of industrial projects with values ranging from $500K to $100M
Proficiency in Microsoft (Outlook, Word, Excel, Project), Procore, Bluebeam, CAD
Experience working within active operating manufacturing facilities (preferred)
OSHA 30 certification
A willingness to travel for extended periods of time for construction project requirements including installation and start-up activities, client and company sponsored meetings, trainings, industry related seminars, forums, and conventions (work shifts may include nights, weekends, and holidays)
A bachelor’s degree in engineering, architecture, construction management, or a related technical field or equivalent experience as a construction site superintendent for large industrial or manufacturing structures
