Construction Manager

The Construction Manager is responsible for overseeing tenant coordination during the fit‑out of retail units within Westfield Mall of the Netherlands (WMON), while also supporting Stadshart Amstelveen (AMS) when required. Acting as the primary point of contact for tenants and internal stakeholders, you will ensure full compliance with URW’s construction, technical, and safety standards. This role blends Tenant Coordination and Construction Management, with a strong focus on technical assessment, stakeholder management, small‑scale construction projects, and compliance. You will work closely with the Senior Construction Manager, Standing Assets, as well as General Management, Investment Management, Leasing, Technical Management, Development, and external construction partners.

Your mission is to ensure retail units are delivered safely, compliantly, and on schedule—enabling tenants to open successfully—while continuously improving quality, efficiency, and collaboration across the construction process at Westfield Mall of the Netherlands

What you will be doing…  

Tenant Coordination & Compliance

- Serve as the first point of contact for tenants and internal stakeholders regarding all fit-out projects within WMTN.

- Maintain active communication with tenants about fit-out progress, planning, and technical requirements.

- Review designs, technical plans, and fit-out drawings against URW guidelines.

- Ensure tenants comply with all construction, technical, sustainability, and safety standards for WMTN.

- Review and approve shopfit designs and technical detail drawings.

- Conduct handover inspections and final checks of retail units.

- Provide support for similar processes in Stadshart Amstelveen if requested.

Construction & Project Management

- Manage small renovations and fit-out projects (including minor restructurings and technical adaptations).

- Prepare basic cost estimates and technical feasibility analyses.

- Coordinate and supervise contractors, installers, and suppliers.

- Monitor quality, scheduling, budget, and safety on site.

- Challenge and assess design criteria and execution drawings.

- Ensure correct execution according to contract and URW standards.

Tendering, Contracting & Administration

- Organise tender procedures for small projects.

- Negotiate with contractors and draft contractual agreements.

- Document technical arrangements with tenants in legal documents and correspondence.

- Maintain project administration, including budget monitoring, progress reports, and planning overviews.

Stakeholder Management

- Act as the main point of contact for internal stakeholders within URW regarding tenant fit-outs at WMTN.

- Work closely with Leasing, Technical Management, Development, Legal, General Manager, and Investment Manager.

- Organise progress meetings and report on risks, deviations, and milestones.

- Maintain relationships with national and international tenants, including technical and operational alignment.

- Resolve conflicting interests between URW, tenants, and contractors.

   

What skills, experience, and knowledge will you need to be successful?  

- HBO/WO degree in Construction or a similar technical field.

- Experience in retail construction, fit-out projects, or technical project management.

- Strong technical assessment skills and insight into construction execution.

- Experience with cost estimation and financial insight for small construction projects.

- Experience supervising contractors and working in a dynamic retail environment.

- Fluent in Dutch and English, both spoken and written.
