OVERVIEW
We’re hiring a hands on Real Estate property manager to lead day to day operations for our portfolio of office, retail and mixed-use buildings. You’ll own the tenant experience, budgeting and reporting, vendor/engineering oversight, compliance, and capital planning processes—delivering five star, service to a high expectation tenant mix.
RESPONSIBILITIES
Operations & Service
- Deliver a best‑in‑market tenant experience: prompt service, and proactive communication,
- Lead daily building operations: preventive maintenance, janitorial, security, parking/valet, loading dock, and oversight.
- Manage engineering staff and key vendors; ensure safe work practices and contract compliance.
Financials & Reporting
- Own the annual operating and capital budgets; forecast, track variance, and present monthly and quarterly reports. Successfully work cross functionally across legal, facilities and finance teams.
- Oversee AP/AR, rent collections, and CAM/operating expense reconciliations.
- Analyze OPEX per SF and energy/water performance; drive cost savings and make recommendations to owner.
Leases & Tenant Relations
- Abstract leases; administer expense stops, pass‑throughs, gross‑up rules, after‑hours services, and parking.
- Partner with leasing on showings, RFP responses, TIs, and new‑tenant onboarding; coordinate move‑ins/outs.
Capital, Compliance & Risk
- Scope and deliver capex projects (lobbies, elevators, roofs, chillers, restrooms) on time and on budget.
- Ensure compliance with applicable codes and sustainability programs (e.g., life safety, fire/life systems testing, accessibility; California energy/water benchmarking and local ordinances).
- Maintain emergency preparedness plans; lead incident response and after‑hours on‑call rotation.
QUALIFICATIONS
- 5–8+ years of commercial property management experience, with Class A office required.
- Proven budget ownership (OPEX and capex) and CAM reconciliation expertise.
- Experience leading building engineering and multiple service vendors.
- Strong lease administration skills (expense stops, gross‑ups, base years, parking programs).
- Proficiency with Yardi or MRI, service request platforms, MS Excel, and other property management software.
- Excellent communication, client service, and stakeholder management skills.
- Credentials preferred: CPM, RPA, or LEED Green Associate/LEED O+M.
- Ability to respond to after‑hours emergencies and conduct regular building walks.
The base salary range for this position is $130,000 - $150,000 per year which represents the current range for the base salary for this exempt position. Please note that actual salaries will vary based on factors including but not limited to location, experience, and performance. As such, on occasion and when applicable, there is the possibility that the final, agreed-upon base salary may be outside of the upper end of the range. Please also note the range listed is just one component of the company’s total rewards package for exempt employees. Other rewards may include performance bonuses, long term incentives, a PTO policy, and many other progressive benefits.
