Reporting: Position reports to Applications Manager
CWS Portfolio: 105 properties, 30,000+ A units in North Carolina, Georgia, Tennessee, Texas, Colorado, Arizona, and Washington. CWS expects the portfolio to grow to 150 properties in the next seven years.

What You Will Do
The Applications Analyst will be responsible for supporting, analyzing, optimizing, and managing both data and tasks across various programs including property utilities, prior resident balances/collections, deposits/deposit alternatives, renters’ insurance in addition to any new programs/applications that are added to the department’s responsibilities. In support of both the programs and properties the individual will communicate application/program functions, respond to questions, provide solutions, and communicate performance metrics to ensure internal controls/standards are met. The ideal candidate possesses strong problem-solving skills, analytical acumen, and excellent Excel software skills, along with a customer-focused mindset.

- Provide excellent internal customer service to peers, properties, and departments.
Program Management: Oversee utilities, former resident recovery, deposits/deposit alternatives, renters' insurance, and emerging programs.
Utilities
- Utilize Excel and other analytical tools to analyze utility and energy data, identifying trends and areas for improvement.
- Design, develop and produce reports and dashboards to communicate insights to internal/external stakeholders.
- Analyze and manage property utility accounts, ensuring accurate billing and timely payments.
- Collaborate with utility billing providers to resolve discrepancies and optimize cost-effective energy solutions.
- Manage utility hardware issues/repairs/replacements process to maintain property profitability.
- Collaborate with energy benchmarking providers and analyze energy consumption patterns.
- Provide recommendations for energy efficiency improvements based on benchmarking results and regulatory requirements.
Prior Resident Recovery
- Analyze collections recoveries to develop efficiencies, reduce prior resident balances and communicate property level results.
- Review, communicate, and monitor property metrics to meet resident file completeness.
Deposits/Deposit Alternatives
- Analyze property level deposit/deposit alternative requirements and recommend adjustments based on multiple metrics including turn costs, balances at move out, prior resident balances, etc. to ensure reduced exposure and expense recovery.
- Review, communicate, and monitor property metrics to ensure company deposit standards are met.
Renters Insurance
- Monitor and analyze property/portfolio level renters’ insurance participation, recommend changes to the current renters insurance process/program, and work with property level personnel to maintain coverage for each resident.
Emerging Programs
- Absorb any new programs/initiatives/software AA will need to support.

Requirements
- Bachelor’s degree in business or related field.
- Experience in commercial real estate and support.
