Position Summary:
Sonic’s Site Acquisition Specialist is responsible for performing all aspects of the Site Acquisition process from site candidate identification and qualifications through the completion of zoning approval for multiple sites for Sonic to deploy its OSP Hut and Cabinets. This position interfaces heavily with Engineering and PMO to ensure sites are obtained in time to meet build schedules.

The Site Acquisition Specialist is a full-time (40 hours per week), exempt position.

Essential Duties and Responsibilities:
- Project Management – Manages P&L budgets, resources, timelines, expectations, and processes necessary to complete various tasks within the site acquisition process on time and within budget. Facilitates critical communications to management, landowners, contractors, internal stakeholders, and other relevant parties.
- Supervision – Prepares, facilitates, supports and directs the work of contracted field agents during site identification to ensure that appropriate sites are identified across multiple locations. Meets regularly with field agents to ensure adequate performance and outcomes.
- Site Identification – Collects field information, completes, reviews and submits Site Candidate Information Packages (SCIPs) to Real Estate Specialists
- Leasing – Prepares and reviews leasing forms and facilitates negotiations between Sonic and landowners to ensure a satisfactory, fully executed lease
- Zoning– Conducts market zoning reviews for the purpose of obtaining all necessary land use entitlements and reviews site assessment forms to comprehensively understand jurisdictional requirements, effectively communicates requirements to internal stakeholders, prepares jurisdictional land use entitlement assessment forms, and attends all required community development, HOA, Neighborhood Council etc. hearings/meetings to ensure compliance in the site acquisition process.
- Documentation – Review leasing, zoning, and permitting documents in order to identify, mitigate and communicate potential issues prior to site identification. Review construction drawings, structural analyses and all project related documents to ensure accuracy prior to completing all necessary forms and applications.
- Site Coordination – Works with Network Engineering, Engineering and PMO teams to ensure desired configurations can be met. Visits sites, as necessary, to verify appropriate space needed for proposed equipment and resolve issues to ensure the area is suitable for the companies desired configuration.
- Reporting - progress reports to the Director of PMO and PMO Managers on a regular defined basis.
- Direct and manage the qualification, selection and management of all required 3rd party vendors.
- Conduct weekly meetings with project staff to review individual site progress.
- Be fully knowledgeable on project status at all times.
- Provide direction and address issues for project team members.
- Perform related responsibilities as required or assigned.
Experience Requirements:
- 1-3 years’ experience working in Site Acquisition
- Demonstrated understanding of cell site zoning principles; zoning experience in the telecom industry preferred.
- Prior experience in Fiber site deployment
- Adept at real estate transactions
- Experience reviewing lease contracts
- Excellent organizational skills and attention to detail
- 5 years’ experience working with Microsoft Word, and Microsoft Excel
- Strong oral, written and interpersonal communication skills
- Strong organizational skills and the ability to manage own workload and deliverables with minimal supervision under strict timelines
- Bachelors Degree in a related discipline, or the equivalent combination of education, professional training, or work experience
