Chief Maintenance Technician

Chief FMT role is to provides formal supervision to individual employees within single functional or operational area. Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

The Chief FMT will be responsible for understanding all applicable client goals and objectives as well as management agreement requirements -- ensuring the team delivers on those requirements.

 

Responsibilities:

  • Manages the building's operational accounts and assists the Property Manager in development of operating and
  • capital budgets.
  • Assists in operations and maintenance issues, troubleshooting and problem solving as required.
  • Recommends and implements improvements for preventive maintenance programs on an on-going basis and
  • develops/maintains effective building-specific maintenance and safety procedure manuals.
  • Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.
  • Oversees all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain
  • current with latest HVAC technology trends.
  • Maintains on-going communication with tenants, clients, owners, facility management team and vendors.
  • Responds to all emergency situations (fire, evacuation, equipment failure etc.) and customer concerns quickly.
  • Implements and administers inventory control programs/purchases parts and supplies.
  • Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.
  • Establishes and monitors programs to ensure compliance with applicable codes, requisitions, agency and company
  • directives as related to building operations.
  • Knowledge of sprinkler systems, fire panels, and fire pumps required.
  • Performs other duties as assigned.
  • Chief FMTs are responsible for verifying their team’s completion of service requests, preventative maintenance, and
  • inspection work orders are done weekly. Being sure that the action and time taken has been added to each work
  • If a work order is not able to be closed, the Chief FMT is to verify there is a note attached to the work order
  • system indicating the reason why.
  • Chief FMTs are responsible for collecting completed and signed Overtime Authorization Forms and sending them to
  • the email listed on the form. This form is needed for ALL overtime entered into Dayforce by a member of their
  • Chief FMTs are responsible for assuring their team looks professional and wearing the LPC-approved uniform. The
  • uniforms will be clean, and free from stains, rips, tears, and wrinkle-free
