Senior Business Systems Analyst
Career Band: P3 (Professional 3)
Position Overview
The Senior Business Systems Analyst (P3) serves as a key contributor in analyzing business requirements and translating them into effective solutions, with specialized expertise in Integrated Workplace Management Systems (IWMS). This role focuses on supporting business process optimization, system implementation, and stakeholder engagement across real estate and facilities management operations, with particular emphasis on IBM TRIRIGA and Maximo platforms.
Key Responsibilities
Business Analysis & Requirements Management Elicit, document, and validate business requirements from stakeholders across multiple departments and geographies. Conduct comprehensive analysis of current state processes and systems to identify gaps, inefficiencies, and improvement opportunities. Translate complex business needs into detailed functional specifications, user stories, and acceptance criteria that technical teams can implement effectively.
IWMS Platform Expertise Leverage deep knowledge of IBM TRIRIGA and Maximo to recommend best-practice configurations and solutions aligned with business objectives. Assess platform capabilities against business requirements and identify optimal approaches for leveraging standard functionality versus customization. Support system implementations, upgrades, and enhancements by providing business perspective and ensuring alignment with organizational needs.
Stakeholder Engagement & Communication Facilitate workshops, interviews, and collaborative sessions with business stakeholders to understand pain points, desired outcomes, and success criteria. Serve as the bridge between business users and technical teams, ensuring clear communication and shared understanding. Present findings, recommendations, and solution designs to stakeholders at various organizational levels with clarity and confidence.
Process Optimization & Solution Design Analyze end-to-end business processes related to workplace management, asset management, facilities operations, and space planning. Design future-state processes that leverage IWMS capabilities to improve efficiency, data quality, and user experience. Collaborate with process owners to develop implementation roadmaps and change management approaches.
Testing & Quality Assurance Develop comprehensive test plans and scenarios based on business requirements and user workflows. Coordinate user acceptance testing activities, ensuring business stakeholders validate solutions meet their needs. Document defects, track resolution, and verify fixes align with intended functionality.
Data Analysis & Reporting Analyze data from TRIRIGA, Maximo, and related systems to identify trends, anomalies, and opportunities for improvement. Support development of dashboards, reports, and analytics that provide actionable insights to business leaders. Ensure data integrity and quality across integrated systems.
Required Qualifications
Experience & Domain Knowledge
•  5-7 years of progressive business analysis experience, with at least 3 years focused on IWMS platforms
•  Demonstrated experience with IBM TRIRIGA and Maximo in corporate real estate, facilities management, or related domains
•  Proven track record of successful system implementations or major enhancement projects
•  Strong understanding of workplace management business processes including space management, occupancy planning, lease administration, maintenance operations, and asset lifecycle management
Technical Competencies
•  Proficiency with business analysis methodologies, tools, and techniques (requirements elicitation, process modeling, use case development)
•  Working knowledge of TRIRIGA and Maximo architecture, modules, and integration capabilities
•  Experience with data analysis tools and techniques, including SQL queries and reporting platforms
•  Familiarity with Agile and Waterfall project methodologies
•  Understanding of system integration concepts and APIs

•  Strong facilitation and stakeholder management skills across diverse audiences
•  Excellent written and verbal communication skills, including ability to translate technical concepts for business audiences

•  Self-motivated with ability to manage multiple priorities and deadlines independently
Preferred Qualifications
•  Bachelor's degree in Business Administration, Information Systems, Real Estate, Facilities Management, or related field
•  Professional certifications such as IIBA CBAP, CCBA, or similar business analysis credentials
•  IBM TRIRIGA or Maximo certification
•  Experience with complementary technologies such as ServiceNow, Archibus, or other enterprise workplace systems
•  Knowledge of real estate and facilities management industry standards and best practices
•  Experience supporting global implementations across multiple regions and cultures

This position operates at the Professional 3 (P3) level within JLL's career framework, characterized by:

•  Typically requires 5-7 years of relevant professional experience

Estimated compensation for this position:

105,100.00 – 152,300.00 CAD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
