The Associate, Real Estate Asset Management job is responsible for maximizing the value of the organization's real estate portfolio through the execution of managing, leasing, development, and dispositions of diversified, domestic real estate investments. Working under general supervision, this job oversees the financial, operational, leasing and capital matters for a real estate portfolio while operating in a highly collaborative environment.
Key Responsibilities and Duties
Gathers, organizes, synthesizes and reviews data and information in order to evaluate real estate assets as well as conduct financial modeling and cash flow projections of investments.
Develops, monitors, analyzes and adjusts annual business plans, operating and capital budgets, cash flow projections and future leasing assumptions for the real estate and/or property asset, while monitoring actual performance against approved budget.
Conducts and reviews underwriting analyses in support of project decision-making and collaborates with asset management acquisition team members regarding due diligence, property underwriting assumptions and investment strategies.
Supports senior real estate asset management team with negotiating and managing leases, joint venture documents and loan documents.
Prepares and reviews information for internal and external clients in order to assist with real estate and property asset reporting, including presenting property activities and financial results to investors, and presenting property fundamentals and competitive positioning reports to senior management.
Evaluates real estate and property asset investments based on discounted cash flows and return on cost, maintains knowledge of fund investment strategies, and works with the team in the execution of investment strategies.
Conducts quarterly reforecasts and annual sell/hold assessments and supports presentation of recommendations to the real estate and property asset portfolio management and third party investors.
Coordinates with internal and third party property appraisers quarterly.
Assists with asset management related data projects and initiatives for the retail sector
Supports the development of external relationships with key market participants, investment sales, leasing brokers, and lenders.
