Business Unit Overview
The Enterprise Services team oversees the firms’ efforts around Safety, Security, Resilience, Real Estate, Travel and Executive Technology Support.
The Real Estate Portfolio Management team manages the global portfolio for all locations utilized by BlackRock. This includes offices, data centers and business continuity sites in 31 countries. Included in the function are real estate strategic planning, transaction management and lease administration.
Job Purpose/Background
The successful candidate will be primarily responsible for oversight of the lease administration function, financial analysis modelling, management of the team’s data analysis and reporting, facilitation of sublease payments and administrative support for the RE team The ideal candidate would be able to function in the fast-paced environment of a premier global financial services firm. This individual must be extremely organized, detail-oriented, and highly focused with a proactive mind-set. Additionally, this person must be team-oriented, resourceful and able to manage and prioritize multiple tasks, completing them in a timely and efficient manner.
Key Responsibilities
► Management of rent payment process: tracking submission of rent variance files from the lease administration team, seeking approvals and then tracking payments to landlords
► Ensure all invoices and approvals are saved to the appropriate databases
► Coordinate with finance and AP colleagues to assist the lease administration team to reconcile any payment issues and proactively liaise with lease admin to resolve any invoicing issues
► Serve as the primary liaison with the finance team for payment queries
► Managing the outsourced lease administration team including submitting all lease documents to the team; monitoring the lease abstraction process; verifying the key points of the lease abstracts (or ensuring that the regional lead has verified) and then distributing key lease information to stakeholders and updating all relevant databases
► Timely and accurately prepare and/or assist with monthly, quarterly, annual and ad hoc reports
► Tracking all Tenant Improvement Allowances globally and assisting the Design and Construction team with seeking reimbursement
► Support the RE team on all transactional activity
► Provide necessary research for pending projects, including desk top studies and contact with local brokers as necessary
► Assist with or lead (depending on complexity) the preparation of the financial analysis for all lease acquisitions and dispositions
► Assist with the preparation of the business case/deck for approval
► Setting up and closing bank guarantees and/or security deposits for new and retired locations
► Provide ongoing assistance and administrative support to the RE Team (in particular with regard to data operations)

Knowledge/Experience
► Knowledge of commercial real estate documents and the leasing process
► Experience with lease database software is preferred
► High customer service orientation with demonstrated ability to build and maintain strong working relationships
► Provide a high level of attention to detail for reliable accuracy
► Must consistently demonstrate excellent communication (both verbal and written), organizational, and analytical skills
► Knowledge and understanding of the basic accounting and finance principles and familiarity with their applications flow and impact with respect to real estate analysis
► Proficiency in PC based software, especially MS Excel, Word, and PowerPoint; Must have the ability to accurately develop various types of logical reports
► Exceptional interpersonal skills, positive attitude, friendly, helpful and responsive
Skills/Qualifications
► Bachelor's degree in business or related field, or equivalent experience
► Strong financial/analytical background with proficiency in Microsoft office applications with emphasis on Excel and PowerPoint
► Ability to prepare high level presentations and transaction summaries for senior executives
► Proficiency in PC based software, especially MS Excel, Word, and PowerPoint; Must have the ability to accurately develop various types of logical reports

For Atlanta, GA Only the salary range for this position is USD$80,000.00 - USD$105,000.00 . Additionally, employees are eligible for an annual discretionary bonus, and benefits including healthcare, leave benefits, and retirement benefits.
