What this job involves:
Responsibilities
Job Summary: We are currently seeking a highly motivated and experienced Assistant Manager, Engineering to join our dynamic team. As an Assistant Manager, Engineering, you will be responsible for overseeing the daily operations of the engineering department, ensuring efficient building operations, and maintaining high standards of safety, reliability, and tenant satisfaction. You will work closely with the Property Manager, Maintenance Engineers, and building staff to optimize building performance and deliver excellent service to our clients.
Key Responsibilities:
Oversee and manage the day-to-day operations of the engineering department, including preventative maintenance, repair work, and general building operations.
Ensure compliance with all relevant regulatory requirements, building codes, and industry best practices.
Develop and implement standard operating procedures to improve operational efficiency and maximize the lifespan of mechanical and electrical systems.
Ensure the timely completion of work orders, maintenance projects, and capital improvements.
Coordinate and supervise the activities of external contractors and vendors.
Maintain accurate records of equipment maintenance, repairs, and warranties.
Participate in the development and management of the annual budget for the engineering department.
Collaborate with the Property Manager to address tenant requests, resolve maintenance issues, and enhance tenant satisfaction.
Conduct regular inspections of mechanical systems, equipment, and building facilities to identify potential issues and develop action plans for improvement.
Foster a culture of safety, ensuring compliance with all safety regulations and promoting a safe working environment for all staff and tenants.
Required Qualifications:
Bachelor's degree in Engineering or related field.
Minimum of 3 years of experience in a similar role within the commercial real estate industry.
Strong knowledge of building systems, including HVAC, plumbing, electrical, and life safety systems.
Demonstrated experience in managing and supervising a team of engineering professionals.
Proven track record of successfully overseeing maintenance activities and ensuring building systems operate efficiently.
Excellent communication and interpersonal skills, with the ability to collaborate effectively with clients, colleagues, and external stakeholders.
Strong problem-solving and decision-making abilities, with the capacity to handle multiple priorities and meet deadlines.
Proficiency in computer applications, including Microsoft Office suite and computerized maintenance management systems (CMMS).
Preferred Qualifications:
Professional Engineering (PE) license.
LEED accreditation or knowledge of sustainable building practices.
Experience with energy management and building automation systems.
Knowledge of local building codes and regulations.
