職務内容 / Major Responsibilities
FM(ファシリティ・マネジメント)およびPM(プロジェクトマネジメント)領域におけるアドバイザリー業務全般(コンサルティング、プログラム・プロジェクト管理、実務支援)。
Provide comprehensive advisory services in Facility Management (FM) and Project Management (PM), including consulting, program/project management, and direct operational support.
アカウント運営のトランジション段階、または主要人材欠員時のチーム・クライアント支援業務をリード。
Lead client/account team support during transition periods or in case of key resource absence.
Work Dynamics営業チームと連携しクライアント課題を整理、課題解決型の提案書作成(コスト/スケジュール含む)、プレゼンテーション実施。
Collaborate with the Work Dynamics Sales team to analyze client issues, develop and present solution proposals including cost and schedule plans.
新規ビジネスおよび既存アカウントでの有機的成長(Business Expansion)の機会特定・推進。
Identify and pursue new business opportunities, and promote organic growth within existing accounts.
トランジション活動の推進(運用開始日“DAY-1”の円滑なローンチ支援)。
Support transition activities to ensure successful and seamless operational launch (DAY-1).
現場/他事業部門/リージョナルチームと連携しビジネス拡大を主導。
Collaborate with onsite teams and other business lines to drive account expansion.
社内外の関係者と円滑で高度なコミュニケーションを実施。クライアント、営業、現場FM/PM、法務、財務、人事等各部門との強固な信頼関係を築き目標達成へ導く。
Communicate effectively with all stakeholders (internal/external), build strong relationships with clients, sales, onsite FM/PM, Legal, Finance, HR and other functions to achieve business goals.
小規模プロジェクトの計画・管理・実行(国内)、ケースにて第三者PMベンダーを交えた大規模案件の oversight/フォローアップ。
Plan, manage and deliver small-scale projects in Japan; provide oversight/follow-up for large projects in partnership with third-party PM vendors as necessary.
FM関連コンサル(デューデリジェンス、ベンチマーキング等)、およびプロジェクトに関わるクライアント・サプライヤーとの関係構築・維持。
Provide FM-related consulting (e.g., due diligence, benchmarking) and maintain positive relationships with all project/client representatives and key service providers.
プロジェクトおよびプログラムリスクの抽出、早期報告、解決推進。
Proactively identify, report, and resolve risks/issues in projects and programs.
各案件の予算管理、コスト削減・回避目標達成、コスト・スケジュール変更のタイムリーな報告・申請。
Manage project finances to meet targets; achieve cost-saving/avoidance goals; submit timely requests and reports for cost and schedule changes.
必要時、運用準備のトランジション業務/アカウント管理を担い、新任マネジャー着任まで一時的にバックアップ。
Undertake transition and account management prior to operational launch, and serve as interim manager until the appointment of a new manager, when required.
組織力向上のためのベストプラクティス、ソリューション提案/導入、及びIoT・AI等の新しい業務アプローチの積極的検討・展開。
Propose and implement best practices and innovative solutions for organizational improvement. Explore and implement new operational approaches, such as IoT and AI, for future business models.
アドバイザリーチーム内の事務業務・営業ツール作成(Sales支援用資料・プレゼン・提案書等)にも柔軟に対応。
Provide administrative support within the Advisory team and create sales tools and presentations, in collaboration with the Sales team.
必須要件 / Candidate Specification & Key Selection Criteria
日英双方のビジネスレベルでのコミュニケーション能力(書面・口頭・プレゼン)。
Fluent Japanese and English communication skills (written, verbal, presentation).
FM領域での3年以上、かつPM領域での3年以上の実務経験(ビルサービス、クリティカルファシリティを含む)。
Minimum 3 years’ practical experience each in FM and PM (including building services, critical facilities).
プロジェクト予算・進捗・コストマネジメント経験。
Experience in managing project budgets, schedules, and cost controls.
社内外関係者・マトリクス組織・ベンダー・サプライヤーマネジメント経験。
Experience working in matrix organizations and managing vendors/suppliers.
複雑な課題・案件でも主体的に行動し解決までリードできる実行力/推進力。
Strong initiative and leadership to drive actions and resolve complex issues.
調整・交渉・調査・課題抽出・ドキュメンテーション等における高い業務遂行力。
High capabilities in coordination, negotiation, issue analysis, documentation, and problem solving.
ストレスフルな環境でも柔軟に適応し、優先順位を自ら設定・調整できるスキル。
Ability to manage stress, prioritize, and adapt to rapidly changing circumstances.

歓迎要件 / Preferred (Nice to have)
関連資格保有者(例:PMP、IFMA CFM、プロジェクト/ファシリティ・マネジメント関連の公的資格)。
Professional certifications in PM or FM (e.g., PMP, IFMA CFM, or other recognized credentials).
建設、設計、CRE関連の知見・多国籍プロジェクト経験。
Knowledge/experience in construction, design, or corporate real estate; experience in multinational/international projects.
DXやデジタルツール(例:CMMS、Power BI等)の導入・活用経験。
Experience in the adoption or operation of DX/digital tools (e.g., CMMS, Power BI).
