Job Summary:
The Technical Assistant Facility Manager supports the Facility Manager in overseeing the operation, maintenance, and repair of all technical services in the facility, including electrical, mechanical, HVAC, plumbing, and fire safety systems. The role ensures compliance with safety standards, energy efficiency, and seamless facility operation to maintain optimal working conditions for occupants.
Responsibilities:
1. Technical Operations & Maintenance
Supervise and monitor daily operation of MEP (Mechanical, Electrical, Plumbing) systems, HVAC units, DG sets, lifts, and fire-fighting systems.
Ensure preventive and corrective maintenance schedules are carried out as per OEM recommendations and AMC contracts.
Support energy management initiatives to optimize utility consumption and costs.
Maintain logs for equipment performance, energy readings, and breakdowns.
2. Vendor & Contractor Management
Coordinate and monitor performance of technical service providers and vendors.
Verify work completion, service quality, and adherence to SLAs.
Assist in procurement of technical equipment and spare parts as required.
3. Compliance & Safety
Ensure compliance with statutory requirements (fire, electrical, pollution, etc.).
Conduct regular safety inspections and audits.
Support in emergency preparedness drills and incident reporting.
4. Documentation & Reporting
Maintain records for AMC, PPM Calander, Service reports, Statutory, maintenance schedules, asset registers.
Prepare daily, weekly, and monthly technical reports for management.
Track maintenance costs and support budget preparation.
5. Team Coordination
Supervise technicians and housekeeping teams on technical aspects.
Provide technical guidance and training where required.
Coordinate with internal departments for operational support.
Qualifications & Experience:
B.E. / B.Tech in Electrical.
8 years of experience in technical facility management for commercial, residential, or industrial facilities.
Working knowledge of MEP systems, HVAC, DG sets, and building automation systems (BMS).
Familiarity with CAFM/CMMS software preferred.
Knowledge of safety and statutory compliance regulations.
Key Skills & Competencies:
Strong technical understanding of building systems.
Vendor and contract management.
Preventive maintenance planning.
Analytical and problem-solving abilities.
Excellent communication and coordination skills.
Proficiency in MS Office and facility management tools.
Key Performance Indicators (KPIs):
Adherence to maintenance schedules and uptime targets.
Reduction in equipment breakdowns and energy consumption.
Timely submission of reports and documentation.
Vendor performance and SLA compliance.
Safety audit scores and incident-free operations.
