Job Description 

Transform Facilities at JLL - we're looking for a Hard Service Assistant Facilities Manager (AFM) to join our IFM team managing our clients' corporate real estate portfolio with a focus on electrical, HVAC, Fire Life Safety (FLS), Data Center Equipment, and building operations. 

Location: Sunnyvale, CA 94085 
Schedule: On-site, Monday-Friday, 7:00 AM to 4:00 PM (time may shift slightly to accommodate business needs) 
Estimated compensation: $34.09 - $40.38 an hour

What this job involves: 

The Hard Service Assistant Facilities Manager position is responsible for systems administration of maintenance management systems, reporting, and comprehensive facilities support for Synopsys' technology campus environment. This role focuses on the engineering and technical aspects of facility operations critical to supporting electrical systems, HVAC, Fire Life Safety, and mission-critical Data Center Equipment. Primary duties include working with the Facility Management team to handle complex facility-related operations, creating and managing work orders through Corrigo, and serving as a proactive partner with manager-level capabilities in a fast-paced technology environment. 

What is your day to day? 

Finance – Manage financial processes including PO creation, work orders, and goods receipting. Review and analyze quotes, proposals, and invoices for accuracy and compliance within technology industry standards. 

Operations – Monitor workflow to meet SLA requirements and exceed customer satisfaction ratings in support of Synopsys' business-critical operations. Support engineering teams with scheduled maintenance, compliance audits, and process adherence to technology infrastructure. Conduct site walks and quality audits to ensure operational excellence in office and lab environments. 

Client Service – Deliver exceptional customer service to meet Client expectations and build effective relationships across all organizational levels within the technology company. Communicate with JLL FM and stakeholders via email and other channels. Support implementation of short and long-term projects that enhance the technology work environment. 

Vendor Management – Ensure contracts are delivered professionally per scope of work and provide best value to the Client. Lead vendor meetings and manage procurement processes following client and JLL guidelines. Take ownership of vendor relationships and performance in a technology-focused environment. 

Quality Assurance – Review dispatch matrices semi-annually and proactively escalate issues to Senior Facilities Manager when necessary to maintain service standards that support uninterrupted operations. 

Compliance & Auditing – Ensure all facilities meet compliance requirements and pass management/operations audits, with particular focus on electrical, HVAC, FLS, and data center systems critical to technology operations and regulatory requirements. 

Talent Management – Exhibit strong leadership qualities and actively support a collaborative environment focused on teamwork and performance excellence. Take over work responsibilities as needed and serve as a reliable "right hand" to management in supporting Synopsys' facility needs. 

Meeting Support – Provide comprehensive support for Synopsys client meetings, vendor meetings, and internal team meetings with professional confidence and understanding of tasks. 

Required experience and skills: 

  • High School Diploma or equivalent 

  • 3+ years' experience with facilities management and managing CMMS/Work Order applications (Corrigo experience preferred) 

  • Superior customer service skills and strong orientation to provide exceptional JLL customer experience 

  • Extensive knowledge of vendor management for specialized hard services in technology environments 

  • Deep understanding of technical aspects of property systems including: 

  • Electrical systems (including power distribution for technology equipment) 

  • HVAC (Computer Room Air-conditioning, Chiller systems, precision cooling for server environments) 

  • Fire Life Safety (FLS) systems 

  • Data Center Equipment and infrastructure 

  • Building Management Systems (BMS) 

  • Mechanical systems supporting technology operations 

  • Confident and strong communication skills with ability to interact effectively across all organizational levels in a corporate technology environment 

  • Proficient in MS Office with advanced Excel capabilities for customizing administrative reports 

  • Experienced AFM professional who understands the full scope of facilities management responsibilities in technology settings 

  • Strong written, verbal, and interpersonal skills 

  • Proven ability to review and analyze quotes, proposals, and invoices 

  • Excellent client communication skills and email responsiveness with technology industry stakeholders 

Preferred experience and skills: 

  • Military service or higher education in engineering, business, hospitality, or facility/property management 

  • Experience supporting technology companies, data centers, or mission-critical environments 

  • Ability to multitask and work independently without direct supervision in a dynamic technology setting 

  • Proactive mindset with manager-level task capabilities 

  • Strong planning and time management skills under pressure 

  • Customer-oriented attitude with facilities knowledge depth specific to technology industry requirements 

  • Experience conducting site walks and quality audits in office and laboratory environments

Estimated compensation for this position:

70,900.00 – 84,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
