Job Description

The Analyst, Finance will be part of the real estate management team providing multiple services tailored to drive optimal returns from investments made by Brookfield sponsored Funds in the Office, Industrial, Multifamily, Senior Housing, Self-Storage, and other sectors. This is an ideal role for candidates that thrive in a fast-paced environment and have an interest in learning about different sectors in real estate. The role is based in Toronto and would also liaise with various teams within Brookfield and across functions.

Responsibilities

• Manage investments

  • Onboard and offboard investments – including review of organizational structures, review of fund flow in close coordination with tax, open bank accounts, review loan agreements, review cash management agreements, review closing statements, purchase price allocations, onboard third-party property managers, etc.
  • Prepare various financial information and analytics to ensure accuracy of reporting as well as optimal performance
  • Prepare materials for valuation meeting, board meeting and quarterly results meeting
  • Prepare financial and management reporting to ensure accuracy and analyze return goals (IRR, MOC, TWR)
  • Ensure lender compliance, REIT compliance, statutory compliance, governance & control testing, etc.
  • Coordinate with lenders and internal asset management teams to submit loan draws
  • Prepare investor capital calls and distributions

• Reporting – Fund reporting and investment property reporting

  • Prepare financial statements and investor reporting prepared in accordance with US GAAP – Investment Company Accounting and IFRS
  • Prepare quarterly reporting deliverables, including board meeting materials
  • Assist with the external audit and tax reporting process with big 4 firms

• Financial, Planning & Analysis

  • Review and update quarterly valuation models
  • Work with asset management team to develop an annual budget as well as a 5-year business plan
  • Assist with regular forecasting/reforecasting and related analytics
  • Monitor liquidity and assess capital needs for the business

• Support value-add initiatives

  • Assist with process & system enhancements with focus on scalability for future growth and improving efficiency
  • Assist as needed with due diligence related to refinancing, dispositions, development and re-development
  • Assist and liaise with tax consultant, as necessary for real estate tax reassessment and appeals

Qualifications

• CPA-qualified or working towards obtaining the designation, with 1-2 years of progressive work experience

• Superior communication (written and verbal) and interpersonal skills; able to interact professionally with various levels of internal & external stakeholders

• Exceptionally organized, self-motivated and proactive, with proven ability to prioritize and deliver results independently, while working together with a team in a fast-paced environment

• Advanced knowledge of Microsoft Office tools, especially Excel and PowerPoint

• Excellent analytical and problem-solving ability

• Experience in real estate or working experience in industry is a plus
