Acquisitions & Reporting Analyst

Storage Operations is seeking a driven, analytical, and detail-oriented individual with strong technical and communication skills for a full-time Acquisitions & Reporting Analyst position. This position is NOT ELIGIBLE for visa or immigration sponsorship, including student Optional Practical Training (OPT). This position requires full-time, in-person attendance at U-Haul’s campus in Phoenix, Arizona. 

 

Responsibilities and Duties 

This list is not exhaustive and may be supplemented as necessary. 

Business Intelligence, Analysis & Reporting 

  • Build, monitor, and maintain automated data pipelines that support current and future reporting needs. 

  • Develop dashboards and reporting tools using SQL Server, Python, Excel (including macros), Azure Databricks, Power BI, and internal dashboards. 

  • Write and validate SQL queries, create tables, and design data structures to support analytics. 

  • Use Python (or R with willingness to learn Python) and modern data tools to improve automation and analytical workflows. 

  • Conduct rigorous quality control testing on datasets and reporting products. 

  • Collaborate closely with multiple business units to translate analytical findings into clear, actionable insights. 

Management of Rent Schedules 

  • Create new rent schedules and update existing schedules on a recurring basis. 

  • Maintain core pricing standards and ensure consistent application across the portfolio. 

  • Implement approved rent changes into internal systems and maintain upload programs. 

  • Monitor post-implementation performance to ensure alignment with financial targets. 

  • Complete weekly review cycles and conduct annual reviews for all locations. 

Financial Analysis of Acquisitions 

  • Review and analyze existing storage facilities to recommend purchase prices using established valuation models. 

  • Update and improve valuation models as needed to enhance accuracy and efficiency. 

  • Conduct market and demographic research, including competitor analysis and local economic trends. 

  • Research property taxes, parcel maps, and parcel ownership information for due diligence. 

  • Prepare written valuation summaries and clearly present findings to senior leadership. 

  • Support acquisition due diligence efforts by gathering data, validating assumptions, and confirming property-level details. 

  • Over time, work toward becoming an owner of key reporting datasets and pipeline processes. 

Additional Responsibilities 

  • Communicate findings to both technical and non-technical audiences clearly and effectively. 

  • Independently tackle loosely defined analytical problems and develop creative, data-driven solutions. 

  • Participate in continuous process improvement by proposing and implementing new methods, tools, and workflows. 

  • Keep abreast of current industry trends and best practices; make recommendations for self-development. 

  • Perform other job-related duties as assigned. 

 

Qualifications 

Required 

  • Bachelor’s degree in Business, Finance, Information Systems, Data Analytics, or a related field. 

  • 3+ years of relevant professional experience. 

  • Strong critical thinking ability and comfort working through complex, loosely defined problems. 

  • Proficiency in SQL for writing queries and performing data extraction (including table design and basic data structures). 

  • Proficiency in Python for analytical and automation tasks (R also acceptable with willingness to learn Python). 

  • Advanced knowledge of Microsoft Excel, including VBA macros. 

  • Excellent written and verbal communication skills, with the ability to present findings to senior leadership and non-technical audiences. 

  • Strong organizational skills with the ability to independently manage priorities and deadlines. 

  • Demonstrated ability to learn quickly, ask thoughtful questions, and pursue continuous improvement. 

Preferred 

  • Master’s degree in business, Finance, Information Systems, Data Analysis, or related field.  

  • Experience with Databricks, Power BI, and/or other visualization platforms. 

  • Familiarity with GIS tools. 

  • Familiarity with HTML, CSS, JavaScript and related data structures for datamining 

  • Experience supporting financial valuation, underwriting, or real estate-related analytics. 

  • Experience in developing or maintaining automated data pipelines.
