Key Responsibilities:
Property Valuation & Reporting
- Conduct comprehensive appraisals of various real estate asset types (e.g., residential, commercial, industrial, land, special-use properties) in strict compliance with the Real Estate Appraiser Act, Real Estate Valuation Technical Rules, and other applicable local regulations and international valuation standards (e.g., IVS, RICS guidelines where relevant).
- Prepare detailed, defensible, and audit-ready appraisal reports that clearly articulate valuation methodologies (e.g., sales comparison, income capitalization, cost approach), assumptions, market data, and final value conclusions.
Client Engagement & Communication
- Liaise directly with clients (including private owners, financial institutions, government agencies, and developers) to clarify appraisal objectives, scope of work, and intended use of the report.
- Present and explain complex valuation findings in clear, non-technical language during client meetings or consultations, ensuring transparency and professional credibility.
Public Sector & Urban Renewal Projects
- Manage valuation assignments related to urban renewal, land readjustment, expropriation, public infrastructure projects, or government tenders.
- Represent the firm at official meetings, hearings, or review panels; deliver professional presentations and respond to technical inquiries from stakeholders, including government officials, planners, or community representatives.
Market Research & Advisory Services
- Collect, verify, and analyze up-to-date market data (transaction comparables, rental trends, vacancy rates, development pipelines, zoning changes).
- Synthesize insights into actionable market intelligence reports, feasibility studies, or investment advisory notes.
- Provide strategic consulting support to clients on asset optimization, disposition timing, acquisition pricing, or dispute resolution based on valuation expertise.
Qualifications & Requirements:
- Education: Bachelor’s degree or higher in Real Estate, Civil Engineering, Architecture, Finance, Economics, or a related field, possessing real estate appraisal related academic credits.
- Licensure: Valid Real Estate Appraiser Certificate issued by the competent authority (e.g., Ministry of the Interior in Taiwan). Senior-level certification preferred.
- Experience: Preferably within a reputable appraisal firm, consultancy, or financial institution. Proven track record in handling complex or high-value assignments.
- Technical Skills:
- In-depth knowledge of local real estate markets and regulatory frameworks.
- Proficiency in valuation modeling, GIS tools, and real estate databases (e.g., land administration systems, transaction registries).
- Strong report writing, data analysis, and presentation skills (PowerPoint, Excel).
- Soft Skills: Excellent communication, client management, and critical thinking abilities. Must be able to work independently and meet tight deadlines.
- Language: Fluency in English/ Chinese
