As a Specialist, Title Research, you will respond to communications via multiple mediums in compliance with corporate policies and procedures and aligned with FCT’s values.

The Title Searcher is responsible for conducting comprehensive property title searches across all Canadian provinces, with the exception of Quebec, to support real estate transactions, mortgage discharges, and legal due diligence. This role requires advanced knowledge of provincial land registry systems and legislation, as well as the ability to interpret and analyze a variety of title-related documents including transfers, mortgages, liens, easements, and encumbrances.
Working with a high degree of accuracy and attention to detail, the Title Searcher retrieves, reviews, and summarizes land title information using electronic platforms such as Teraview (ON), myLTSA (BC), SPIN2 (AB), ISC (SK), and POL systems in Atlantic Canada. The role plays a critical part in ensuring title integrity and identifying issues that may affect ownership, lender security, or transaction timelines.

The Title Searcher also monitors and applies changes related to corporate name changes, lender amalgamations, and legislative updates that impact title registration and discharge processes. Strong communication skills, legal interpretation, and the ability to work independently in a high-volume, deadline-driven environment are essential for success in this position.

HERE’S HOW YOU’LL CONTRIBUTE:

  • Communicate with internal/external customers via multiple mediums with accuracy and professionalism. 

  • Perform accurate and efficient title searches across all provincial land registry systems, ensuring compliance with each jurisdiction’s unique legislative and regulatory requirements.

  • Analyze and interpret land title documents, legal descriptions, and encumbrances to identify ownership interests, active charges, and potential title issues.

  • Utilize electronic platforms such as Teraview (ON), myLTSA (BC), SPIN2 (AB), ISC (SK), and Property Online (NS, NB, PEI) to retrieve, assess, and report property records.

  • Identify and escalate discrepancies in title chains, outstanding interests, or registration inconsistencies to support timely resolutions and protect client interests.

  • Collaborate with internal stakeholders, legal professionals, and land registry offices to clarify complex title issues and ensure high service quality across all lines of business.

  • Deliver clear, concise search summaries and exception notes to enable informed decision-making by mortgage discharge, underwriting, and legal teams.

HERE’S WHAT YOU’LL BRING:

  • Minimum 1 year of related experience

  • High School diploma or equivalent experience.

  • Minimum 6 months experience in mortgage administration

  • Land title system training, either via internal onboarding or recognized real estate law programs.

  • Professional certification or coursework in:

    • Real Property Law

    • Title Searching Procedures

    • Electronic Registration Systems

  • Experience with provincial systems, such as:

    • Teraview (Ontario)

    • myLTSA (British Columbia)

    • SPIN2 (Alberta)

    • ISC (Saskatchewan)

    • POL (Nova Scotia)

    • Property Online (PEI, NB, NS)
