We're seeking a Senior Transactions Manager - Global Data Centers to lead complex real estate negotiations and leasing transactions for NVIDIA’s portfolio. This role will be based in Santa Clara, CA with scope encompassing APAC, EMEA, and the Americas growing NVIDIA’s progress in AI and high-performance computing infrastructure. As a key member of the Real Estate and Site Services team, you will take ownership of large-scale, hyperscale, and technology infrastructure projects, ensuring that NVIDIA secures outstanding business and legal terms, maintains portfolio flexibility, and achieves financial and operational efficiency. You will collaborate with multiple departments including Legal, Finance, Engineering, and Operations to achieve strategic, high-impact results that contribute to the goals of the company.

What you'll be doing:

  • Lead negotiations and oversight of complex data center lease transactions, renewals, and expansions globally—often for deals exceeding 100MW.

  • Prioritize and implement transactions that align technical, financial, and operational objectives in accordance with NVIDIA’s business standards.

  • Collaborate cross-functionally with internal teams to coordinate site selection, power capacity planning, and development timelines.

  • Partner closely with Engineering and Data Center Operations to ensure power delivery, redundancy, and scalability requirements are met for each project.

  • Coordinate project execution, ensuring timely, on-budget delivery of new data center developments and expansions.

  • Establish and uphold positive relationships with hyperscale and colocation providers, landlords, and joint venture partners across markets.

  • Provide strategic market intelligence and transaction insights to advise broader portfolio and investment decisions.

  • Act as a liaison among NVIDIA’s internal teams, landlords, brokers, and outside counsel to ensure all transaction obligations are met.

  • Find opportunities to optimize NVIDIA’s data center footprint and improve long-term portfolio performance.

What we need to see:

  • Bachelor’s degree or equivalent experience in business, real estate, economics, finance, or a related field.

  • MBA and/or JD required.

  • 10+ years of real estate transactional experience, with significant expertise in data center, hyperscale, or vital infrastructure leasing.

  • Demonstrated expertise in coordinating significant leasing and development deals across diverse worldwide territories in APAC, EMEA and the Americas.

  • Strong commercial and financial competence, including lease structuring, deal modeling, and project feasibility analysis.

  • Deep knowledge of data center power requirements, including sourcing, capacity planning, delivery mechanisms, and coordination with utilities or providers.

  • Proficient grasp of real estate finance, legal, and business concepts, capable of analyzing intricate contracts and agreements.

  • Experience leading cross-cultural negotiations and working with international landlords and customers.

  • Collaborative, strategic, and results-focused, with outstanding communication and executive presentation skills.

Your base salary will be determined based on your location, experience, and the pay of employees in similar positions. The base salary range is 128,000 USD - 212,750 USD for Level 4, and 160,000 USD - 270,250 USD for Level 5.

You will also be eligible for equity and benefits.
