Senior Leasing Executive (The Exchange TRX)

The Exchange TRX is a 17-acre integrated development set to become one of Asia’s leading lifestyle hubs. Our mall is a 1.3 million sq ft of next-generation retail space that includes a 10-acre rooftop park.  

We are seeking a Senior Leasing Executive to join our team. You’ll drive the leasing pipeline, curate an exciting brand mix, and deliver commercially sound deals that bring our vision to life. Your duties include but not limited to the following:

  • Manage assigned retail categories by maintaining a 12–24-month brand map and a strong pipeline of prospects.

  • Source and build relationships with potential tenants, conduct site tours, and prepare tailored proposals that meet business objectives.

  • Negotiate lease terms including rent structures, incentives, fit-out periods, and renewals to ensure commercially sound agreements.

  • Oversee the deal process from documentation and internal approvals to converting Letters of Offer into Tenancy/Lease Agreements.

  • Work closely with Design, Projects, and Operations teams to ensure smooth handovers and timely store openings.

  • Monitor tenant performance and manage renewals, upsizing, and relocations to optimize occupancy and revenue.

  • Keep market intelligence and competitor insights up to date, report pipeline progress against budget regularly.

  • Coordinate with Finance to ensure deposits, billing, and lease commencement dates are accurate and aligned with agreements.

  • Deliver on KPIs such as occupancy rates, leasing revenue vs. budget, pipeline coverage, and timely store openings.

Requirements

  • A degree in Business, Real Estate, Marketing, or a related discipline

  • 4–5 years of hands-on retail leasing experience, ideally on the landlord side, with a strong deal track record

  • Solid financial and legal knowledge, including rent structures, incentives, and lease agreement terms

  • Ability to read and interpret plans and oversee fit-out to ensure timely store openings

  • Strong relationship-building and stakeholder management skills; highly organized and detail-focused

  • Fluency in written and spoken Mandarin and English (preferred)
