With a £41m allocation over 10-years to upgrade our existing residential rental portfolio together with a strategy to re-develop unmodernised properties prior to sale, this senior role is required to lead the residential development management process.
Reporting to the Residential Director, London Estate, redevelopment activity will vary in size and scale, ranging from upgrading smaller flats or houses (for either sale or rent), to larger more complex schemes, including converting properties to be used as serviced apartments. This role will work collaboratively with the London Estate Investment team together with project management colleagues, finance and the wider residential team. The role involves a breadth of core development management activity, from initial briefing through to development, construction and leasing/sale.
Key Responsibilities
- Running development and financial appraisals to underwrite development activity, ensuring that projects deliver and exceed against required financial and environmental targets
- Writing compelling business recommendations, approval papers and outturn reports in support of projects
- Build strong and collaborative external relationships with professional teams including contractors, delivery partners, lawyers, valuers, planning advisors and QS’s
- For all areas of the development, take a day-to-day lead on scheme viability and forecast financial returns, pushing for constant improvement in overall commercial outcomes (in the context of evolving market conditions)
- Work collaboratively with the project management, finance, operations and residential teams throughout the design, procurement and delivery phase to ensure an optimised outcome for the project
- Comfortable working with, and challenging external advisors to obtain the highest quality advice and project outcomes
- Take the lead in ensuring that all projects deliver against Grosvenor’s Health and Safety requirements
- Connect productively with external stakeholders including the planning authority, the community and other influencers, enhancing the success of the project, acting throughout as a compelling advocate for Grosvenor
Key Requirements
- Demonstrated experience in a similar role
- Financial appraisal capability – fluent with running development appraisals and understanding the key drivers of development and project performance
- Business Recommendations – ability to communicate, both in writing and verbally, compelling and concise business recommendations for a variety of internal audiences
- Residential Market knowledge – experience within the prime central London residential market is preferred together with a genuine interest in market trends and dynamics
- Excellent network of industry contacts and relationships
- Creative thinking and problem solving - an aptitude for creative problem solving and entrepreneurial thinking in a fast-paced environment, over multiple projects and initiatives
- Clear and positive communicator, with the ability to be flexible but focused, to negotiate with empathy and to communicate across a broad range of professional and community stakeholders
- Good working knowledge of design and construction techniques and experience of all stages of the development lifecycle
