GENERAL OVERVIEW:

This job is responsible for implementing strategic and comprehensive real estate construction project management services in support of corporation's business needs.  The candidate must have construction project management experience including coordination and facilitation of design, construction projects (>$1M), construction and site project management personnel, implementation of corporation's standards, adhere to the real estate project management process, management of external vendors, develop and maintain project budgets and timelines, coordination with building trades, and project closeout.  This job is also responsible for construction project budget development (cost estimation), oversight and tracking. This job is responsible for providing timely and accurate information and financial updates to project sponsors, users and management.  


ESSENTIAL RESPONSIBILITIES

  • Project Management - Manages and implements the Corporation's real estate occupancy strategies via formal project management project. Responsibilities include: coordination of design from internal design team to external design vendor,  oversight of construction and site personnel, manage contracts, develop and manage project budget, develop and manage project schedule, communication of project status to internal and external team, and project closeout.40%

  • Team Building and Management - Support and implement strategies established to maintain relationships with CRE team members and key service providers.  On-going management of these relationships includes architects, project managers, and contractors in compliance with the corporation’s procurement policies10%

  • Communications - Key communicator and liaison between the department's strategic planners and tactical implementation providers including, architects, engineers, vendors, general contractors, building trades and subcontractors. Keep all parties abreast of the latest project updates and initiatives as it relates to the real estate portfolio. Provide professional leadership and presentation skills.10%

  • Strategic Planning - Supports the Enterprise Real Estate Strategies as projects are needed.10%

  • Space Utilization/Key Metrics - supports the space standards and metrics as outlined by the design team for each project.10%

  • Budgeting - Manages the cost estimation and project budget tracking process.  Supports estimations for fiscal year capital budgets that allow for support of key occupancy strategy initiatives. Proactively monitors construction budgets (both capital and expense). Communicates any budget changes necessary (+/-) in a timely manner.10%

  • Works with Procurement team for RFP process, scope/bid reviews and selection. Process contracts and POs in enterprise accounting system. Tracks and manages budget to actuals in CRES IWMS system. Responsible for evaluating and approving any change orders (target >3% of overall contract).  10%

  • Other duties as assigned or requested. 


QUALIFICATIONS:

Required

  • Bachelor’s degree in architecture, civil engineering, construction management, finance or related field   

  • 3 years of experience in Project management experience managing large (>$1mm), complex construction projects (multi-phased and multiple trades) with a primary focus on interior lease-hold improvements and new ground-up construction

  • 3 years of experience in corporate or commercial real estate

  • 3 years of Demonstrated experience establishing and managing project management process in a large, multi-site corporate environment. Design, engineering and/or construction background combined with project management experience

  • 3 years of experience in Clear understanding of cost estimation and cost savings/avoidance solutions

  • Valid PA State Driver's License 

Substitutions

  • Acceptable substitutions in lieu of a degree 1 1/2 years’ experience = 1 year college


Preferred

  • Master's Degree

  • 5 years of experience in Project management experience managing large (>$1mm), complex construction projects (multi-phased and multiple trades) with a primary focus on interior lease-hold improvements and new ground-up construction

  • 5 years of Demonstrated experience developing and implementing a project management process and tracking (including project cost estimation) that resulted in significant corporate project capital and expense savings

  • Architect or PE

  • Project Management (PMP)

  • Green Building Certification (LEED) ​

SKILLS:

  • Provides new thinking in the corporation and support innovative strategies promoting the management of efficient and effective real estate project management processes. Provide quality coaching and feedback for team members

  • Provides strong communication skills to all related parties from internal team to external vendors

  • Understanding of legal and financial aspects of the project management and financial planning process.

  • Very strong written and oral communications skills (both analytical and report writing) are necessary. A comprehensive understanding of project management techniques and methodologies and best practices. Strong computer literacy skills both analytical and reporting

  • Experience with Microsoft programs,  AutoCAD and IWMS (Integrated Workplace Management Systems).

  • Experience with Risk Mitigation Planning.
