Position Overview The Operations Manager is a critical, hands-on member of the management team responsible for enhancing property value through direct facility management and HVAC operations leadership. This working position emphasizes self-performance of maintenance services to minimize third-party contractor costs while maintaining the highest operational standards. The role requires a technically skilled professional who will actively perform HVAC work alongside developing and training maintenance staff.
• Personally perform skilled HVAC maintenance including inspection, repair, installation, and alteration of heating, ventilation, air conditioning, and refrigeration (HVAC-R) systems and related equipment • Conduct hands-on preventive maintenance and routine servicing of HVAC equipment including compressors, chillers, water cooling towers, forced air units, pumps, valves, and control systems • Repair or replace defective HVAC components including thermostats, automatic switches, fan controls, damper motors, filters, belts, heat exchangers, and safety controls • Operate and maintain HVAC tools, test equipment, welding torch, vacuum pump, and other specialized trade equipment
• Train and develop maintenance staff in HVAC operations, safety procedures, and preventative maintenance protocols • Build internal technical capabilities to reduce reliance on external contractors • Mentor team members to achieve journeyman-level competency in HVAC and building systems • Establish and maintain comprehensive training programs for ongoing skill development
• Implement strategies to perform maintenance services in-house rather than contracting externally • Evaluate contractor proposals and identify opportunities to bring services in-house • When contractors are necessary, develop detailed scopes of work, request competitive bids, and monitor performance against contractual agreements • Maintain parts and tool inventory to support self-performance capabilities
• Implement comprehensive preventative, ongoing, and anticipated maintenance programs • Monitor performance of all building systems, ensuring maximum operational standards • Purchase building supplies, machinery, and specialized HVAC equipment • Maintain detailed records of maintenance activities, time, labor, and materials
• Manage operational expenses within budgeted parameters • Execute projects in a timely, cost-effective manner while meeting budget targets • Assist Account Director with forecasting operational and capital expenses • Provide cost-benefit analysis demonstrating savings achieved through self-performance
• Communicate proactively with clients and regional team members regarding property conditions and maintenance activities • Prepare and deliver property condition reports, capital improvement schedules, incident reports, and budget comparisons • Ensure all client service standards are met or exceeded through superior facility operations
• Associate's Degree, vocational/technical training, or equivalent experience in HVAC, mechanical systems, or related field • High school diploma or GED required at minimum • 3-5 years combined experience in property management and hands-on HVAC operations • Demonstrated journeyman-level HVAC operation, maintenance, and repair experience • Proven experience in team leadership and staff development
• Expert knowledge of HVAC-R systems, building automation systems, plumbing, and electrical systems • Proficiency with HVAC diagnostic tools, test equipment, and repair techniques • Ability to perform skilled electrical maintenance work related to HVAC systems • Experience with boilers, chillers, cooling towers, and commercial refrigeration systems
• Strong leadership abilities with experience training and developing technical staff • Excellent verbal and written communication skills • Proficiency with Microsoft Office Suite (Excel, Word) and Windows-based systems • Proactive approach to problem-solving and daily operations
• Ability to perform hands-on HVAC work including lifting, climbing, and working in various environmental conditions • Valid driver's license and ability to operate motor vehicles and specialized equipment • Availability for emergency response and after-hours facility issues
• Reduction in third-party contractor expenses through increased self-performance • Improvement in staff technical capabilities and certifications • Preventative maintenance completion rates and equipment uptime • Budget adherence and cost-saving achievements • Client satisfaction scores and service level compliance
This position offers the opportunity to lead by example, combining hands-on technical expertise with management responsibilities to deliver superior facility operations while building a skilled, self-sufficient maintenance team.
