ESSENTIAL JOB FUNCTIONS:
Furniture Assembly and Moving
Re-configure, repair, and maintain all office furniture, this includes desks, credenzas, bookshelves, tables, etc.
Move office and conference room furniture between offices and floors.
Assemble and install standing desks.
Install, re-configure, and relocate steel shelving units and file cabinets.
Move and set up office furniture and equipment, including chairs, cubicles, file cabinets, key board trays, chair pads, etc.
Assist with office projects (space consolidation/expansion projects, office relocation projects, new hire programs, etc.)
Painting & Hanging Pictures and Signage
Maintain proper levels of painting and other supplies; order paint, tools and other hardware as needed.
Prepare surfaces for painting by removing old paint, filling holes, and cleaning surfaces.
Apply paint, and other finishes to walls, ceilings, and other surfaces at a high standard and in a timely manner.
Hang pictures, whiteboards, bulletin boards, coat hooks and other framed and decorative items at appropriate heights, level and properly aligned.
Provide and install new nameplates; maintain nameplate supplies inventory.
Change light bulbs in 9-10’ ceilings using a ladder.
Use appropriate tools, hardware, and protective gear to prevent damage to walls and surfaces and ensure a safe working environment.
Systems & Equipment Support
Daily inspection and maintenance of office areas, public space, and conference center for cleanliness, supplies, lighting, AV equipment, etc. This position is the first line of response to investigate equipment issues and determine correct resolution which may include either completed needed maintenance or repairs and/ or working with outside contractors. These systems include:
Service Now - manage and follow-up on job tickets for the New York office daily.
Maintaining firm building ordering systems (i.e. Genea and Prism).
Manage BMS system and adjust HVAC settings as requested; check thermostats and change settings as necessary, escort and assist vendors providing additional maintenance.
IT infrastructure – standing desk example, move computers, monitors, phones, all size printers, and phones as needed, and coordinate with IT personnel.
Kitchen and pantries – address spills, leaks, appliance malfunctions, etc.
Card readers and access doors – maintain, update and issue access cards in Brivo, check and test cards, escalate to vendor as needed.
Lighting and automatic/manual blinds equipment, etc.
Basic plumbing – i.e. small leaks, tightening pipes, flushometer maintenance, etc.
Battery replacement.
Soap dispenser maintenance– repair or replacement.
Door handles and locks – Install, tighten, and re-locate door locks, maintain inventory of keys for offices and all furniture systems.
Maintain storage areas and inventory, coordinate any transportation as necessary.
Move boxes, files, filing cabinets, etc
Use of electronic systems (e.g., Service Now, BMS, etc.) is integral to and interspersed throughout the day with hands-on work.
Other
Performs all other duties as necessary and as assigned by the employee’s supervisor for efficient functioning of the Facilities Department, Office, and Firm.
QUALIFICATIONS:
Facilities maintenance background preferred.
Ability to stand and walk for extended periods and throughout the workday.
Ability to use and climb a 6-7’ ladder.
Ability to move and transport furniture; required to bend, squat, lift, and push heavy objects independently (up to and exceeding 75 lbs.) including furniture, fixtures, and boxes and lift heavier objects with others.
Ability to operate hand trucks/dollies.
Must have proficiency using power tools including drills, saws, etc.
Will be required to read and follow assembly instructions to build new equipment.
Experience with interior painting.
Locksmith knowledge a plus.
Must have basic computer skills.
Ability to communicate effectively in English, both verbally and in writing.
Ability to work independently.
Ability to be flexible and good problem-solving skills.
Ability to communicate effectively and interface with different levels of employees.
Ability to work overtime including night and weekend hours.
Ability to manage multiple priorities and meet deadlines.
Practices and fosters an atmosphere of teamwork and cooperation.
Additional Job Description
At the time of this posting, the salary range for this position in New York is $24.73 to $30.77 per hour. Actual compensation is commensurate with job related knowledge, skills, experience and location of the position.
