Job Summary
The Superintendent – Construction is responsible for project construction throughout the entire construction process / project life cycle, from Design Development through Project Closeout. The Superintendent – Construction role is also responsible for all onsite operations, including the Fairfield onsite project team and onsite Trade Partners (i.e., Subcontractors, Consultants, and Inspectors, etc.).
Education/Certificates
- High school diploma or equivalent required; Bachelor’s degree or equivalent preferred.
- OSHA 30-hour certification required.
- Local and/or State certification required, as needed.
- CPR/First Aid certification required.
Experience
- At least 3-5 years of Superintendent construction experience required.
- Multi-family construction experience preferred.
Skills, Knowledge & Abilities
- Advanced knowledge and understanding of construction documents, drawings and specifications, construction means, methods and materials.
- Advanced computer skills and familiarity with Microsoft Outlook, Microsoft Project, Word, Excel, Bluebeam, and construction management software (Procore preferred).
- Excellent critical thinking and problem-solving skills.
- Excellent leadership and interpersonal skills combined with excellent attention to detail and effective verbal and written communication.
- Ability to follow complex oral and written instruction.
- Demonstrates strong dependability, flexibility, and teamwork.
- Utilizes strong multi-tasking and organizational skills.
- Excellent ability to interact and communicate effectively within the organization, as well as with Trade Partners, (i.e., Subcontractors, Consultants, and Inspectors, etc.) and all associates on the project site.
- Ability to work flexible hours.
- Reliable transportation for travel to multiple project sites, as needed.
Essential Duties
- Works closely with the Project Team to develop and maintain the Baseline Construction Schedule. Regularly reviews the Construction Schedule sequence and progress and updates OPS weekly (including developing short term Look-Ahead Schedules).
- Coordinates and oversees onsite work of all Trade Partners and manages all Union-related labor relations onsite.
- Oversees, trains, and mentors Fairfield onsite Project Team.
- Functions as liaison between Project Management Team and onsite field operations.
- Produces construction work quality which meets or exceeds company standards and all applicable code and contract requirements. Cooperates with and implements appropriate Quality Assurance programs.
- Reviews and provides feedback on Design Drawings in detail for constructability.
- Prepares and issues the Site Logistics Plan, including construction parking staging areas, Tower Crane locations, emergency evacuation plan, OSHA inspection plan, etc.
- Develops complete knowledge and intimate familiarity with all construction documents including but not limited to Drawings, Specifications, Contracts, Change Orders and Conditions of Approval.
- Develops complete knowledge and intimate familiarity with construction financials, including Project Budget and assists with Subcontractor monthly Payment Application reviews.
- Updates and maintains record set of currently issued Construction Drawings and Specifications (Design, Permit, etc), including but not limited to RFIs, Sketches, Design directives, etc.).
- Reviews Contract and Change Order Scopes of Work for accuracy, trade responsibilities, scope gaps, etc. with the Project Team prior to issuing.
- Approves Daily Logs and progress photos in Procore.
- Ensures that all site workers attend Site Safety Orientation prior to performing any work onsite and ensure site-specific training has occurred.
- Approves all Subcontractor Project Safety Plans.
- Coordinates and facilitates Pre-Con Meetings.
- Initiates and leads weekly Safety and Subcontractor meetings, ensuring meeting minutes and action items are recorded.
- Enforces Fairfield site-specific safety program and Reprimand Policy. Keeps Project Manager informed of any safety incidents or violations.
- Reviews and approves timesheets. Conducts performance check-ins.
- Completes company required training by established deadline.
- Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
- Any other duties or responsibilities that may be assigned.
Estimated Rate of Pay:
$133,834.64 - $173,985.04This position is exempt; the range above reflects annual salary.
The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). * Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
