Assistant Project Manager, Highrise Residential

Essential Responsibilities:

  • Ensure projects are built to approved drawings, specifications, codes, and quality standards.
  • Maintain and monitor the construction schedule to meet key milestones and completion dates.
  • Lead project meetings with internal and external stakeholders to support project progress.
  • Provide strong leadership to the construction team to achieve schedule, quality, and budget targets.
  • Identify and manage project risks and opportunities to optimize financial and scheduling outcomes.
  • Oversee all financial aspects of the project, including forecasting, billings, and reporting.
  • Manage procurement activities - tendering, negotiating, and awarding subcontracts and supplier agreements.
  • Coordinate and administer documentation, change orders, invoices, and progress claims.
  • Ensure compliance with health, safety, environmental, and quality standards on-site.
  • Support project close-out by preparing turnover packages, warranties, and final documentation.

Qualifications:

  • Minimum 5 years of related experience as an Assistant Project Manager on high-rise residential construction projects.
  • Post-secondary education in Construction, Engineering, or a related discipline considered an asset.
  • Proven experience managing new-build residential projects valued at over $50 million.
  • Strong understanding of construction documents, drawings, specifications, budgets, costs, and current construction methods and practices.
  • Demonstrated ability to analyze root causes, identify both short- and long-term solutions, and anticipate broader project implications.
  • Excellent communication and collaboration skills, with the ability to interpret and respond to stakeholder needs.
  • Skilled in anticipating constructability challenges in moderately to highly complex situations and developing practical, effective solutions.
  • Strong negotiation and influencing skills with the ability to gain consensus among stakeholders.
  • Proven track record of building and leading high-performing teams through motivation, coaching, facilitation, and conflict resolution.

Work Conditions:

  • Site based position in Toronto, Ontario.
  • Willing to travel throughout the Greater Toronto area and its surrounding regions.
  • Must have a valid driver’s license, clean abstract, and proof of insurance with a minimum $2M liability coverage.
  • WHMIS 2015 certification and willingness to obtain any other required site certifications.
